Kitchen, Family Room, Half Bath, and Laundry Remodel (No photos: Master + Hall Bath)

The existing kitchen on this project was a workable size (10’0” by 16’6”) however all of the appliances were located tightly in one corner of the kitchen, with nothing but a long expanse of countertop in the remaining area. We re-aligned the layout to make for a more functional kitchen, as well as consolidated the two small windows at either end of the long exterior wall into one larger window centered on that long wall, over the sink. We also added a gas cooktop with a down-draft hood and re-framed the openings into the kitchen to make for larger entrances.
The original framing in the family room on this project was unique, with 12” tall structural beams at every 4’0” width holding up the floor of the second story. While the ceiling height was 8’0” between the beams, these beams effectively made the room feel 7’0” tall. We re-engineered the framing and swapped out the 12” tall beams for an engineered beam half the height, thereby increasing the perceived height of the room by six inches. Because the room’s ceiling is also the subfloor for the second story (with no cavity between floors) there was no room to install recessed lighting. Therefore, we also framed a faux box-and-beam ceiling to create spaces for recessed lighting in this previously dark room.
